I also would like to thank all those who wrote letters to the Committee of Adjustment and those who also attended the meeting. 

This is a great boost to all the neighbors,and shows what may be achieved. Like Peter, I think this is a short lived victory and and believe we can not be complacent.

 To all the neighbors in the community I ask that you take a few minutes and contact our Councillor, Gord Perks. It is important that he realizes the communities views and feelings on this matter. That, is measured by the number of people contacting him. Please pass the word around to your neighbors.

2154 Dundas St .at the moment is not a Designated Heritage building as noted in the post from Peter Weinberg of the Roncesvalles McDonnell Residents Association (RMRA). It has been approved for Designation by the Heritage Foundation but still has to be passed by The Community Council on the 26th of March and if successful it goes to City Council for final approval at some later date. 
 
 I still feel that a letter to the Committee of Adjustment addressed to the point of the 2nd variance. Section 4(12),by-law 438-8 is still worth the effort. This by-law requires an area of 86 square metres indoor residential amenity space and 86 square metres of outdoor amenity residential space. The variance is for 39 sq. metres of indoor residential amenity space and 39.7 sq. metres of outdoor amenity space.
 
Considering the size of the current units    28 range from  430  to 560  sq, ft.
                                                                      1  @                          600  sq. ft.
                                                                    13  @             700  to  750  sq. ft.
                                                                      2  @                        1070  sq ft.
 The proposed  amenity spaces in the variance seem severely inadequate for any resident activities, either for the residents social or Condo Corporation uses.
 
The Heritage designation is a good thing, unfortunate about its impact on the parking as a residential use building. That does not mean that the change from Commercial to residential use should be given automatically. It can be a Heritage Designated building for commercial use!.
 
I believe by rights Plazacorp, in their application to the Committee, should be asking for a variance in regard to the parking situation. They are applying to have the use converted from commercial use to residential use.and the Heritage Designation has not successfully passed through the complete process. There are no over night  Parking Permits issued for commercial use buildings. 
 
At the meeting with Leslie Yager of Plazacorp various scenarios were presented. The first that a condition of sale be that original buyer sign away their right to a permit, if it was possible it would not be enforceable on subsequent purchasers. The other was to find off site parking .It was noted that Loblaws was willing to lease, on a month to month basis, space for 22 cars. This arraignment could be terminated at any time. 
 
I don `t know that I am in favour of the RMRA involvement or tactic, They certainly do not represent my point of view without some form of  community consultation prior to making any agreements. 
 
If anybody wants a letter delivered to The Committee of Adjustment they can drop it off at 69 Ritchie Ave. if not at home leave in the letterbox. I will be going to City Hall at about 4pm Thursday the 26th of Feb. and to the Committee of Adjustment meeting  Wednesday the 4th of March. Please include in your letter all the relevant data from the application attached, e.g., File #  Variance #  building address etc.
